Clearwater Communities is vertically integrated to manage the entitlement and development process.  We source the land,  complete market research, establish the vision, entitle and engineer the site, when appropriate develop the land, and either build out the community or sell ready-to-go lots to home builders.   With over 25 years of experience in entitlement, development, home building, marketing and sales, thousands of homes built and sold, Clearwater brings a unique perspective to the entitlement and development process.

Often times, our customer is the home builder.  In our DNA is knowing our customers’ customer, the home buyer.   We know what they want since we served them as a home builder for over 20 years, entitling land and building thousands of homes.  We create communities that are desirable to home buyers.  Communities that national home builders want to buy and build.

Builder and Developer

From land acquisition and securing entitlements to development and construction, Clearwater Communities adds value every step along the development path. This includes re-entitling a project for a marketable use in today’s real estate environment, carrying out an adaptive reuse, or re-positioning a broken project into vibrant community.   The goal is to deliver a relevant product given the budget, local market demand and community needs.

Initially, we analyze the asset to develop a strategy based on market demand and appropriate financial metrics to create value. We conduct true market research in order to quantify demand and depth of market. This is done internally and with the help of various market research firms.  We then execute a market-driven strategy – from securing entitlements, land planning and engineering, community outreach, to selling the approved asset.

We apply our years of entitlement, development  home building experience, and problem-solving capabilities to create maximum value for each community.

We strategically acquire assets that can be entitled or re-entitled to a market-driven site plan including single family home communities, small lot detached communities in urban areas,  townhouse style condominium communities, multifamily apartment homes, and mixed-use with retail. Clearwater is positioned to seize the opportunity and is flexible enough to consider a vast array of deal types. While we are focused on what we do, we are not a hammer looking for nails.
